Mannum Anchorage  a boutique company, small enough to be accessible, big enough to provide personal and effective service and who regard all vendors and purchasers as clients who will come back  to sell or buy a boat sometime in the future.

We are open Thursday through to Monday for your convenience and public holidays by appointment only.    Much of our time is spent away from the office but you can contact us by mobile phone
0417 445 190
or through email:  admin@houseboatsales.com.au.   Our window display and internet listings are up-dated within 24 hours of a new listing.

Our policy is to do the hard work for you and find houseboats and cruisers which have good records and whose owners have maintained and cared for their boat.   We pride ourselves of endeavouring to have only quality boats listed.   We will tell you, up front, any known defects or possible work that needs to be done BEFORE you decide to purchase your houseboat.

Why you should buy/sell  from a PROFESSIONAL BROKER.

Do you know the right questions to ask a seller?    Our documentation consists of LEGAL CONTRACTS.       When you buy a houseboat from us, you can expect a full disclosure of the status of the vessel and all equipment as provided to us by the vendor  in writing.

You will be provided with a Statutory Declaration giving clear title to the vessel and equipment on board.

We require vendors to sign a declaration at the time of listing as to the structural details and maintenance programmes carried out to ensure that the purchaser is fully aware of the integrity of the boat.     We regard our purchaser’s as our future vendor’s.   Some of our purchaser’s have come from far as  Western Australia, Queensland, New South Wales, Victoria, USA, New Zealand and the USA.

We only list vessels that we believe have good records and a history that can be passed onto you as a purchaser.   This will help enhance the future re-sale of the boat.

We enjoy repeat business with many of our purchaser’s moving into larger boats or into the hire boat market.

We are proud of the reputation we have built and invite you to visit our ‘Testimonial’ section for a cross section of responses from our clients.

Max comes from a Sales and Marketing background.

www.houseboatsales.com.au  has become a very popular website for Mannum Anchorage clients.   The combination of video production, DVD and CD Rom has enabled Mannum Anchorage to make sales to international clients in countries like Saudi Arabia, U.S.A and New Zealand.   Many sales are made to interstate clients without them even seeing the vessel.  The power of the Internet and e.mail communications have been very rewarding for clients of Mannum Anchorage

Jill designed the Houseboat and Cruiser Website which is updated regularly.

The feedback from clients on the speed and ease of access to the website has been quite overwhelming and all photos can be enlarged and the descriptions are comprehensive

Buyers take advantage of the on-line questionnaire to advise us of the type and price of boat they want and these go into the Mannum Anchorage ‘Registered Buyers’ file which frequently results in a boat being “Under Contract” at list price within a week of listing.

The continual re-investment in technology in the business has enabled Max to provide professional service to many of the people who enjoy the River Murray for pleasure or investment purposes.

The  www.houseboatsales.com.au  website is also linked from the River Murray website and Houseboat Hirers Association website giving greater access to those looking to purchase or sell a houseboat.

G.S.T:  Many purchasers have told us alarming stories about the failure of other parties selling boats to have neither the

1.       appropriate legal contracts and documentation to protect both parties rights and obligations

2.       appropriate G.S.T. documentation

Mannum Anchorage uses documentation provided with the assistance of the ATO which
enables most Hireboats to be sold 'G.S.T' exempt.    The documentation, which forms part of
the purchase contract was drawn up by Legal G.S.T. specialists.

Are you aware that there is a 10 year responsibility for G.S.T. assessment for example?

For peace of mind and confidence in the handling of your boat transaction - give us a call.

SELLING YOUR BOAT We take a video of your boat so that  potential purchaser/s can view your boat without even stepping foot onto it.   We average only 2 to 3 visits to your boat with clients who are financed ready to buy.   This alleviates pressure on you from people who are just window shopping or who don't turn up for appointments.    Let Mannum Anchorage personally take care of advising you on how to prepare your boat to get the best price. We can help purchasers with finance options,  packages and insurance.   Sell your boat to the interstate or international market through our very successful WEBSITE.

PURCHASING A BOAT.   Things you need to know and do.

We have LEGAL CONTRACTS & documentation which protect the interests of both parties.

1.     Finance institutions will rarely finance a boat -  especially if it is purchased privately - .
You will need some other form of equity to secure the loan and will need to be able to service
that loan - even if it is a hire boat with a good income stream.
Banks and financiers realise that you still need to meet your commitments when
the boat is not out on hire.
Banks and financial institutions like bricks & mortar - it's harder for them to find a 'house'
that  moves.     HAVE YOUR FINANCE APPROVED.

2.      We have finance and insurance options open to approved purchasers of our boats.

3.     All hireboats have to be slipped every two years for a Transport SA Marine Division
inspection before a new Survey Certificate is awarded to the boat.  For private houseboats,
prevention is better than cure and it is recommended that slipping  every 4 years should be
       adequate to prevent future problems.

4.     Be aware of potential GST and Stamp Duty that may apply to a boat you purchase as there is
        a 10 year responsibility for G.S.T. assessment.

DISCLAIMER:    All reasonable endeavours to discover any defects that may exist in the vessels
have been undertaken.   However, it is important to note that there may be hidden defects or defects that can not be discovered at a reasonable examination without interfering with the vessels
structure or fittings.

This report is given without prejudice and the inspections  are  carried out to the best of our
ability and knowledge.  Any liability under any other circumstances whatsoever, is hereby
expressly excluded

We look forward to hearing from you and know we can help you in either  purchasing a houseboat for  private or investment purposes or by taking the stress out of selling your boat.
